Hi guys, Looking for suggestions..
First of all, I am so glad to find this FORUM that motivates us to save more and in meaningful ways.
I am 26 and my husband is 27 years old. We have fully paid our house that we bought in 2022 worth around $640k now (had higher interest rate). We have around $10k student debt, which we will pay once interest accrues. No other debts.
Now that we have paid our house, we have around $6k a month to invest. Life can be unpredictable, so we aren’t sure how long we can do this amount when we have kids. We initially thought to maybe buy apartments/ townhomes in Tysons/NOVA area, but due to rising interest rates and higher taxes in NOVA area, we thought now might not be a good time. What are your thoughts on this?
We haven’t really had good luck with tenants in the past. We spent more on attorneys and court fees due to bad tenants and had to sell all properties (evictions policy due to covid).
For now, we thought to just invest in brokerage account $6k a month managed by financial institutions. They charged 1% fee annually. We want to retire probably around 50. Any suggestions would be appreciated.

Socially for something that you could do yourself with similar results.
Read unconventional success by Swensen and other model portfolios.
RebeccaI live in NoVA and I wouldn’t invest in RE personally, buy cost and operating expense is way to high.
Although if you are set on real estate investing you might consider Warren or Culpepper Counties. You are young.
Pay off your debt live well below your means and invest as much as possible in Index funds (vanguard) You’ll be fine.
